What contractor grade and certifications does NativeWay hold?
CIDA EM1 — the highest mechanical/electrical contractor grade in Sri Lanka. ISO 9001:2015 quality-management system. Installers certified for every brand we represent (MTU, Teksan, Hitachi, Domus, FRAL). Power-system engineers factory-trained at OEM works in Türkiye, India and Germany.
How long has the company been operating, and who owns it?
NativeWay was founded in 1942 and is now in its third generation of family ownership. Eighty-four years of continuous trading through Sri Lanka's full economic cycle is itself a credential — most of the country's largest mechanical and power projects have one of our handovers in their history.
What is the in-house engineering and site-team headcount?
~220 staff: chartered design engineers, project managers, supervisors, factory-trained service technicians, draughtsmen, QS and procurement. We field multiple concurrent crews — large island sites, cleanroom upgrades and Maldives mobilisations run in parallel without sub-letting core scope.
Do you have references from comparable projects?
Yes — by sector. Power: Sobadhanavi 350 MW, Lakdhanavi, ICC. Healthcare: Karapitiya Teaching Hospital, Apeksha, Lanka Hospitals. How we structure work — from a 10 kVA standby genset to a multi-discipline turnkey hospital fitout.

Can you take on design-only or build-only work?
Yes. Most of our work is full design-and-build for single-team accountability — one drawing set, one contract, one team that owns commissioning. We also routinely consult on third-party designs (value-engineering, coordination, BIM clash resolution) and execute build-only against another consultant's tender drawings.
Which disciplines can NativeWay deliver under one contract?
All five core MEP disciplines under one roof: mechanical (HVAC), electrical, plumbing, fire protection and standby/prime power. Add to that industrial laundry equipment, dehumidification, heat pumps and process refrigeration through our brand distributorships. Single PO, single project manager, single warranty interface — that's the value of integrating it all in one firm.
Do you handle international projects?
Sri Lanka, the Maldives and Bangladesh are standard markets with established field offices and bonded inventory. We have completed commissioning support across the wider South Asia region case-by-case. Maldives mobilisation includes our own freight, customs clearing, lodging and tooling — clients receive a turnkey price, not a Colombo-only quote.
What's the smallest project you'll take on?
A 10 kVA standby generator install or a single split AC retrofit are both within scope and routinely handled by our service division. Below that we can usually still recommend the right partner — drop us a note and we'll point you in the right direction. Any project that needs aftermarket support, warranty or a compliance certificate is worth a conversation, regardless of size.
How quickly can you mobilise from contract award to site?
Within Sri Lanka: typically 7–14 days for a survey, mobilisation and material call-off — quicker for emergency replacements where we hold spare gensets and HVAC stock. Maldives projects mobilise in 2–4 weeks subject to barge slots and customs. For multi-MW power projects the long lead is the OEM build slot, not us — we forward-book MTU and Teksan capacity for awarded contracts.
Commercial terms, warranty & risk

What warranty do you offer on equipment and workmanship?
Standard cover is 12 months on workmanship from issue of practical completion, and the OEM warranty on equipment — typically 24–60 months for power generation, 12–24 months for HVAC, depending on brand and capacity. Extended warranty packages and AMC bundles are quoted on request, including 5-year hospital-grade cover with priority response.
Are you the authorised channel for the brands you supply?
Yes. We are sole distributor for Teksan generators in Sri Lanka and Maldives, authorised partner for Domus industrial laundry (Spain), and channel partner for MTU, Hisense, Trotec and others. Authorised channel matters for warranty validity, parts entitlement and recall coverage — buying through us means the OEM honours the warranty without dispute.
How do you price — fixed lump sum, schedule of rates, or cost-plus?
We work with all three. Most design-and-build projects are fixed lump sum against a defined scope. Long-term framework arrangements (factories, hotel groups) are typically schedule of rates. For phased fit-outs and confidential pharma/data-centre work we also offer open-book cost-plus with an agreed margin and audit rights.
Are NativeWay personnel and assets fully insured?
All site personnel are covered under workmen's compensation and group personal accident policies. We carry Contractors All Risk (CAR) and third-party liability insurance on every project, with cover scaled to contract value. Project-specific insurance certificates are issued to the client at mobilisation.
What's the typical payment schedule?
Standard terms are a mobilisation advance against bank guarantee, monthly progress invoicing certified against installed value, and 5–10% retention released at the end of the defects-liability period. We accept LCs, RTGS, and (for export-funded projects) escrow arrangements. Terms are negotiable — talk to our commercial team.
After-sales, service & spare parts

What happens after the keys are handed over — the part most contractors quietly skip.

Do you offer service contracts after handover?
Yes. We hold long-running AMC and PPM contracts across hospitals, banks, hotels, factories and government buildings — typically quarterly preventive maintenance, 24/7 breakdown response, spare-parts holding, and annual compliance reporting. Contracts can be scoped per asset (e.g. genset only) or as a full-MEP facilities package.
What's your guaranteed response time for emergency breakdowns?
For AMC clients in the Western Province: on-site within 4 hours for critical-load failures (hospital, data centre, hotel back-of-house), 8 hours for standard commercial. Outstation Sri Lanka: 12–24 hours. Maldives resorts on AMC: a regional engineer is dispatched on the next available flight, with bonded spares already on the atoll.
Do you stock spare parts locally?
Yes — and this is one of the strongest commercial reasons to use a local distributor. We hold a seven-figure (USD) bonded inventory of MTU, Teksan, Hisense and Domus parts at our Colombo and Bangladesh warehouses, including filters, sensors, control boards, compressors, alternators and consumables. Critical hospital and data-centre spares are reserved against named contracts.
Can you take over equipment installed by another contractor?
Yes — we take on third-party installations under a condition-survey-first model. Our engineers audit the asset (gensets, HVAC, pumps, fire systems), issue a written condition report and remediation quote, and then maintain it under standard AMC terms. Common scenario: original contractor exits the market or stops local support.
Tendering, documentation & logistics

Where do I send tender documents and RFQs?
Email RFQs and pre-qualification packs to info@nativeway.lk. For confidential or large drawing sets, request our SFTP details and we'll set up a project-specific dropbox the same day. We can also collect physical sets from the consultant's office in Colombo on request.
How quickly will I hear back on a quote request?
A first acknowledgement within one business day, often the same afternoon. For straightforward quotes (single asset, defined model) a priced proposal within 3–5 working days. For multi-discipline tenders, a structured submission within the deadline stated in the RFQ — we don't pad timelines.
Can you provide BIM models, IO schedules and as-built drawings?
Yes. Our drawing office produces Revit MEP models to LOD 300/400 as standard, with IFC export for clash detection. Deliverables include single-line diagrams, IO schedules, valve charts, cable schedules and full as-built drawing sets (PDF + native DWG/RVT) at handover, plus an O&M manual binder per discipline.
Do you support Maldives import logistics and customs?
Yes — fully turnkey. Our quotes include FOB Colombo, sea/air freight, atoll transhipment, customs clearance and on-site delivery. Maldives imports are handled by our agent network in Malé and pre-cleared against the resort's project licence. Clients receive landed-cost certainty; no surprise demurrage on the punch-list.
